Recommended Site Preparations for Portable Buildings:

Actually, nothing has to be done in most cases. We provide treated wooden blocks to set-up your building on and make sure your building is leveled. Each portable building comes with pressure treated runners. Your structure actually may be placed directly on the ground due to the pressure treated 4×6 runners. It is important to leave an air space under the floor so as NOT to trap moisture.


If your land is extremely unlevel and the grade difference is more than 2ft, then there will be additional labor charges that will have to be paid to our drivers. Please inform sales associate or driver if your land is more than a foot unlevel, so the driver prepares properly and brings adequate amount of blocks. 

Stone Pads: Your structure may be set on a 4? to 5? deep pad of 3/4? Clean or 2B stones (3/8? to 1 1/2?). This is stone without powder/dust mixture. The reason is that the dust eventually washes away and may cause additional settling. In order to inhibit weeds and deter moisture, we recommend that the stone perimeter extend 12? beyond your structure perimeter. Do not store mulch or topsoil against the side of your structure. A stone pad can be installed by framing with landscape timbers or 4x6s and then filling flush with stone, or by digging out 4? of soil and installing ground level stone.

Concrete Blocks: Concrete Blocks can also be used for setting up your Portable Building. This is a popular and method chosen. We do not provide concrete blocks and will have to be provided by the customer. We recommend using solid 4x8x16 or 8x8x16 concrete blocks We also recommend keeping it as low to the ground as possible thus eliminating a large step into the building. To check your prospective area use a line level and string to determine the grade difference. Thus, will help determine an approximate amount of blocks that will be needed. Our experienced lot managers and sales staff will inform you on the amount of concrete blocks if your ground is level. If the amount of concrete blocks provided isn’t enough to level the building properly, our drivers will use treated wooden blocks to shim the building properly.

Concrete Pads: Your structure may be set on a concrete pad. When installing your concrete pad, keep your pad as close to ground level as possible.

Proper Care: Given proper care your structure will exceed its lifespan. Moisture is the enemy. Airflow is the solution. Do not set anything directly against the exterior of your structure for extended periods of time.

Local Building Codes: Codes vary from town to town all throughout the US. You as the purchaser are responsible for being aware of what those codes making sure both the structure and foundation and in compliance. If you are required to have specific designs/materials etc. please review that with your sales representative and we can assist you. Custom design is available as the product/design/service allows.

Site accessibility: (Power lines, trees, tree branches, rocks, fences, posts, mailboxes, other buildings, and anything in the way of the truck or placement are your responsibility to move.) Prior to delivery, please clear the path to your structure’s foundation. Doing so will help cut down time on station expenses. NOTE: If site is inaccessible, for any reason, we may unload your structure as close the intended site as conditions permit or schedule a redelivery once you have prepared access to the site and you will be charged a redelivery fee.

The ground should be firm enough for the delivery personal to accomplish the job. Deliveries can be pushed back to weather and wet/soft ground. We will not be responsible for any ruts, tire marks, or any damage caused by normal delivery.
